According to recent data from Zoopla, 43% of homes across the East Midlands increased in value over the past 12 months, with an average uplift of £7,400.

Although the proportion of homes seeing gains is slightly below the national average, the region is outperforming in terms of actual cash growth, a sign of underlying resilience rather than short-term volatility.

Local Highlights: High Peak and Bolsover

Within the region, performance varies by location.

High Peak has emerged as a standout performer, with 67% of homes seeing value gains over the last year — reflecting strong demand for well-connected towns surrounded by countryside.

Closer to home, in Bolsover, 65% of homes recorded an average value increase of £6,500. This reinforces Bolsover’s growing reputation as an attractive, affordable location with strong community roots and long-term potential.

Migration from the South East

We are also seeing increased interest from buyers relocating from the South East.

As affordability pressures continue in London and surrounding areas, many buyers are recognising that they can secure a spacious four-bedroom detached home in the East Midlands for a fraction of the cost of significantly smaller properties in the capital.

This inward movement is helping to support demand across well-connected towns and villages throughout Derbyshire and the wider region.
