Stancliffe Homes began with a small, dedicated team and a shared belief that new homes could offer more to the people who live in them. As a family-run, independent housebuilder, we have grown steadily, staying close to what we build and prioritising quality over scale.
Every decision is made by people who care deeply about the outcome, with one simple test in mind: would we be happy to live here ourselves? If the answer is not yes, it is not good enough. That principle continues to guide us today, shaping homes designed to support real lives and the years ahead.
2018 marked the beginning of that journey. Work started on our first development at Oak Tree Park in Shireoaks, where the early principles of build quality, thoughtful design and close customer relationships were put into practice. This first site set the tone for how the business would move forward.
As the business began to take shape, the team grew and the first homeowner moved into a Stancliffe home which was a defining moment for us. It marked the point where plans became real homes, and where our work began to be experienced day to day by the people living in them.
We also expanded into Derbyshire with the launch of Hockley Gardens in Wingerworth. Entering a new area marked a meaningful step in our growth, and we continued to remain true to the standards and care that defined our homes.
In a year defined by uncertainty during the Covid-19 pandemic, Stancliffe Homes continued to focus on continuity and responsibility. While the wider industry faced disruption, construction continued across our sites, supported by a clear commitment to protecting both development progress and our people, with no redundancies made.
At the same time, we continued to look ahead, securing new land opportunities and planning permissions across Derbyshire and Nottinghamshire to support long-term stability.
With the final homeowners moving in at Oak Tree Park, our first development was complete. What had started as a construction site had become a place people were beginning to call home, each one marking the end of a journey and the start of something new.
Over the course of the year, we supported more than 50 buyers through that process, guiding them as they moved, settled in and made their homes their own. It was a year that showed us the responsibility we hold, and the trust people place in us at such an important moment in their lives.
Selling our 100th home was an important moment for us, not just in terms of growth, but in what it represented. Each home meant a buyer placing their trust in us at a significant point in their lives, and that responsibility has always been something we take seriously. As demand continued to grow across our developments, we saw this most clearly at Nethermoor Grange, where all homes were reserved within a single week – a first for us.
During the same year, we also began to broaden what we could offer, securing planning for a mixed-use scheme that combined new homes with a dedicated care facility. It was a step that reflected our continued focus on building places that support people at different stages of life.
As the business grew, we started to work more closely with partners who shared our way of thinking, including Housing Growth Partnership on a new development in Tansley, Derbyshire. We were also selected to deliver a high-quality scheme in Bolsover and became part of the wider Bolsover North development, contributing to plans for a much larger, long-term extension of the area.
These were important steps for us. They allowed us to take on more, while still staying close to the detail and holding onto the care and responsibility that sit behind every home we build.
As we moved forward, we took the decision to ensure every new Stancliffe home would achieve an ‘A’ energy rating. It was a step that reflected how seriously we take sustainability, long-term performance and the everyday cost of living for the people in our homes, creating spaces that are more efficient, more comfortable and built to last.
During the same year, we joined the House Builders Federation and launched our first development in Mansfield. Each step marked steady progress. We were growing in a way that allowed us to maintain the standards we set from the very beginning.
The sale of our 250th home marked an important point in our journey, but it was the recognition we received that meant the most. We were awarded our first 5 Star Homebuilder rating from the House Builders Federation – something based entirely on feedback from our homeowners and their experience of both the homes we build and the way we support them throughout the process.
For us, that made it especially meaningful. It showed that the care, attention and standards we put into each home are genuinely felt by the people living in them, not just at the point of purchase, but over time. We have always believed that a home should stand up to everyday life and continue to feel right years after moving in.
Alongside this, we secured planning for over 200 new homes, allowing us to look ahead while continuing to build to the same high standards.
Following a lot of work in the background, we started to deliver new homes in Bolsover, Darley Dale and Chesterfield. All of which are designed to meet the future homes standard. This means delivering homes designed to significantly reduce their carbon footprint through world-class energy efficiency and low-carbon heating.
For our buyers, this translates directly into significantly lower energy bills, a warmer and more comfortable living environment, and the peace of mind that their home is already fully future-proofed against upcoming environmental regulations. We also strengthened our team, with new award winning Site Managers and support teams joining us to help deliver the level of quality with pride ourselves on.
