Save Money with a New Home

The Home Builders Federation (HBF) has published a new report called ‘Watt a Save,’ which states buyers of new build homes could save an average of £2,520.73 a year on energy bills when the Energy Price Guarantee (EPG) increases on April 1st 2023. Looking at new builds against existing homes, this figure increases to £3,117.85.

Based on this, HBF is now suggesting that mortgage lenders introduce “green mortgages” given the efficiency of new homes. 18% of participants on a recent consumer survey said the top issue preventing them from buying a new build home was the current financial situation around mortgages, and securing an affordable one since the rates are continuing to rise. As mortgage calculations are based on the national average energy bill, it only seems fair that energy efficiency in new build homes are included in the affordability calculations.

Government data obtained by the HBF shows 85% of new build homes in 2022 had an A or B (EPC) rating. It is notable that less than 4% of existing homes reached these kind of energy efficiency levels.
