Top 5 Questions When Buying a New Build Home

Buying a new build home is an exciting prospect; it offers the opportunity to own a modern, energy-efficient, and personalised property. However, navigating the process of purchasing a new build can be unfamiliar territory, and lots of new homeowners are filled with many questions. We have compiled a list of the top five questions that are frequently asked when buying a new build home with us, along with information from Stancliffe Homes…

1. What Are the Standard Features and Upgrades Available?

At Stancliffe Homes we include everything you need in a new home as standard. This includes; kitchen appliances, floor tiles, carpets, kitchen cabinets, worktops and bathroom wall tiles from our premium suppliers at no extra cost. Our homes also come with electric charging points, a ring doorbell and solar panels.

Even with the above, it is possible to upgrade to a different band of options too, for an additional fee. These can include a wide range of things, from batteries to store energy from your solar panels, to stone worktops in your kitchen and fitted wardrobes in your bedrooms.

2. What Are the Warranty and After-Sales Support?

One of the key advantages of buying a new build home is the warranty coverage. Stancliffe Homes offer a peace of mind to their homebuyers through a comprehensive 2 year warranty, coupled with a 10 year structural warranty and extensive customer care support following completion.

We are also a part of the NHQB, a non profit organisation which exists to improve both the quality of new homes and the customer care service during a house purchase. The NHQB sets out exacting standards for housebuilders to follow and there are various mechanisms for complaints to be looked into by independent parties should that be required.

3. Do I Need to Sell My Current Home Before Purchasing?

Yes, in order to reserve a new home with Stancliffe Homes, potential homebuyers must be in a proceedable position. This means your home must be under offer to a proceedable buyer.

4. How Soon Can I Move In?

This does depend on which home you wish to choose and the stage of build on that specific property. We endeavour to give customers a 3 month window in which we expect to complete a home to give people a clear timeframe for moving in. As the dates draw closer to completion, regular conversations are held and we'll keep you updated with an exact timeframe for completion.

As with all things, if you are able to get yourself in a position where you aren't dependent on other buyers down the chain, this makes completion and timescales for actually moving in much quicker.

5. What Amenities and Facilities Are Available in the Community?

All Stancliffe developments are situated near to or within existing communities, which often have existing education provision, open spaces and parks, public transport, shops and other recreational facilities. On each of our development pages, you'll see we highlight some key facts about the area of that specific development. At our current scheme in Bolsover, you'll see we highlight the good education options for children and the many local shops in the town center which is within walking distance. Our latest development in Tansley is on the edge of the peak district, so the peaceful walks and access to the wider countryside are some of the main benefits of living in this location.

If you do want specific advice on local communities, please speak to our Sales Team for individual site enquiries and they will be able to give certain advice and refer you into other local organisations who can help further.
